Aster DM Healthcare, a leading integrated healthcare provider, has entered into a landmark 30-year lease agreement with BREN Corporation and five other landowners for the development of a Built-to-Suit Multi-Specialty Hospital in Bengaluru. The agreement marks a strategic expansion of Aster’s healthcare infrastructure in southern India.
Under the terms of the lease, the facility will be developed in phases, with an initial capacity of 300 beds to be operational by FY 2027, followed by an expansion of 130 additional beds by FY 2029, bringing the total capacity to 430 beds. The long-term lease comes with a lock-in period of 30 years for the lessors and 12 years for Aster DM Healthcare, ensuring continuity and stability for this major project.
Aster will pay rent based on the chargeable square footage, along with applicable taxes. The agreement also includes an interest-free, refundable security deposit of ₹58.65 crore, underscoring the scale and commitment of both parties to this development.
This move aligns with Aster’s vision to expand its presence in high-growth urban centers and to provide state-of-the-art healthcare services to a larger population base. The facility is expected to be a significant addition to Bengaluru’s medical infrastructure, catering to growing demand across specialties.
